Residential Pay-As-You-Go / As-Needed Terms of Service
Effective Date: July 2026
Welcome to B&D Lawn Maintenance LLC. We appreciate you trusting us with the care of your property. The terms below explain how our as-needed, pay-as-you-go residential service works — pricing, scheduling, what's included, and how we handle the day-to-day realities of lawn care. By scheduling a service visit with us, you agree to the terms outlined here.
1. Pricing & Service Structure
Rate Structure: As-needed service rates are based on property lot size and are billed per individual visit, per our current rate sheet.
Existing Customer Price-Lock: If you're an existing customer, your current rate is locked in for the calendar year as long as you keep your regular routing slot.
Service Gaps: If service is paused for more than 45 consecutive days, your locked-in rate is no longer guaranteed. When you're ready to restart, we'll quote you based on our current rate sheet.
Lot Size Verification: We verify property acreage using public property appraiser records to keep pricing consistent and fair across all customers.
Base Price Adjustments: The rates on our flyer are starting prices. Final per-visit pricing can be higher depending on property location, overgrowth, or terrain complexity — we'll always let you know before locking in your rate.
Rate Changes: From time to time we may need to adjust our standard rates to reflect fuel, labor, or equipment costs. Existing customers will be given at least 30 days' notice before any rate change takes effect.
2. Property Verification & Fraud Prevention
Unfortunately, lawn care scams are common in our industry — people booking service on vacant, listed, or rental properties they have no right to authorize. To protect our business, and the actual owners and tenants we serve, we cross-reference new service requests against public property appraiser and realtor records.
When Documentation Is Needed: If the property owner lives outside our immediate service area, or a tenant is requesting service on their own, we'll ask for one of the following before scheduling:
A current utility or electric bill showing the active service address, or
A valid government-issued ID matching the property address, or
The first page and the final signed page of a valid lease agreement.
Who's Responsible for Payment: Either the property owner or a current tenant may request service. We don't review lease terms to determine who is contractually obligated to maintain the yard — whoever books and schedules service with B&D is the party responsible for payment.
Right of Refusal: We reserve the right to decline or cancel service for anyone unwilling to complete this basic verification, particularly when a customer insists on an unverified third-party payment arrangement instead.
3. Service Inclusions, Customization & Cut Heights
Standard Service: Our standard per-visit price includes mowing, edging, and blowing debris off hard surfaces.
Economy Option: A lower-cost economy option is available on request; this tier does not include edging or debris blowing.
Grass Clumping
Our crews do their best to minimize clumping, but some amount is a natural part of mowing — it happens when grass is tall, when morning dew leaves the yard wet, or simply as grass releases moisture during cutting. B&D isn't able to guarantee a clump-free lawn on every visit. If a clump-free finish is important to you, our premium debris removal service (below) is the best option.
Grass Clippings & Debris Bagging
We don't bag clippings — our commercial zero-turn mowers aren't built for bagging attachments, and we don't supply disposal bags. Hauling debris off the property is outside our standard scope of work. If you'd like clippings or organic debris physically removed, that's available as a premium add-on starting at $250 for a 0.25-acre lot, scaling up with property size and debris volume.
Cut Height
We set our standard cutting height based on what's healthy for your turf. If you'd like your lawn cut shorter than our recommended healthy height, we can do that for an added charge — cutting lower puts extra strain on our equipment, burns more fuel, and takes longer to do without scalping the lawn.

4. Dogs & Other Pets on the Property
The safety of our crew is our top priority, and dogs — even friendly ones — are unpredictable around loud equipment and unfamiliar people. Because of this, B&D maintains a strict policy:
We will not mow or enter a yard where a dog of any size is present and unconfined, including dogs that are tied up, leashed, or in a fenced portion of the yard we'd otherwise be servicing.
For us to complete service, the dog must be secured behind a closed door, inside the home, garage, or another fully enclosed area separate from where we're working — being tied up outside does not meet this requirement.
If our crew arrives and a dog is out in the yard, we will not complete the service for that visit. We'll do our best to notify you, and the visit will be treated the same as any other skipped service under our scheduling policy (Section 6) — you won't be serviced again until your next regular route date unless other arrangements are made with our office.
Heads up: if this happens repeatedly, we may apply a trip fee for the wasted visit, similar to our policy on other refused-access situations. We'd rather work this out with a quick text before your service day than show up and have to turn around.
5. Gates & Property Access
For properties with gated yards, B&D follows an unlock/re-lock policy: our crew will unlock your gate to access the yard and will re-lock it using the same mechanism after service is complete.
We're glad to work with standard gate latches and locks as part of this process. However, if a gate is blocked, wedged, or reinforced with additional materials — such as boards, blocks, bungee cords, or other add-ons beyond the gate's built-in latch or lock — B&D is not responsible for that reinforcement failing, being removed, or not being replaced exactly as found.
If your gate requires special handling to stay secure, please let our office know in advance so we can flag your account, and consider that a standard latch/lock is the only mechanism we can reliably reproduce after each visit.
6. Scheduling & Service Frequency
To keep our routes efficient, all pay-as-you-go accounts follow our standard routing and frequency structure:
Seasonal Frequency
Summer (March–October): service runs on a bi-weekly (every 2 weeks) schedule.
Winter (November–February): service automatically shifts to once a month, unless you let us know you'd like to stay on a more frequent schedule.
Routing Days
We assign service days based on neighborhood routing efficiency. To keep routes workable for every customer on them, we're not able to accommodate week-to-week day changes — your assigned day is fixed as part of our route.
Skipped Visits
Because we run on a fixed rotation, skipping a scheduled visit means your property won't be serviced again until the next scheduled date on your route. In summer, that creates a 4-week gap between cuts. Given Florida's growth rate, a 4-week-old lawn is often significantly overgrown by the next visit, and an overgrowth surcharge may apply to get it back to a normal condition.
Custom Schedules
Need a schedule outside our standard pay-as-you-go structure — a specific weekly cadence, a locked-in winter frequency, or another custom arrangement? We offer a 12-month contract option for fully custom scheduling. Ask our office for details.
7. Quality Control, Property Care & Damage Claims
Every B&D crew member completes training and an onboarding review covering on-site expectations, safety, and professional conduct before working independently.
If You Have a Concern: Please don't address service or behavior concerns directly with the crew on-site — call our office instead, and management will handle it directly with the team. This keeps things resolved properly and keeps our crews focused and safe while working.
Children's Toys & Yard Obstructions
We understand kids leave toys out — our crew will simply mow around any loose toys left in the yard rather than moving them. For fixed play structures like jungle gyms, we'll line-trim carefully around the base.
Stinging Insects (Wasps, Hornets & Bees)
Crew safety comes first when an active nest is found on your property.
If a crew member is stung, they'll stop work immediately and step back to the vehicle for at least 30 minutes before returning to the area.
After that safety window, our team treats the active nest with commercial spray and completes your scheduled service. We treat nests to neutralize the hazard; we don't physically remove nests from structures or trees.
A $10 hazard fee applies per nest or swarm treated on the property (for example, 5 nests treated = $50; 15 nests = $150). Our crew photographs each nest treated so you can see exactly what was found and addressed.
If you'd prefer we not spray a nest, just let us know and we'll leave that area unserviced rather than treat it — we'll still complete the rest of the yard where it's safe to do so, and invoice for the portion of service completed. For everyone's safety, we won't be able to resume regular service to the property until the hazard has been cleared, either by you or a pest control provider, and our office has confirmed it's safe to return.
Fire Pits & Seating Areas
Our crews don't enter or mow inside fire pit areas surrounded by logs, benches, or firewood. These spots carry a higher risk of hidden debris and snakes, and often contain lighters or lighter fluid that pose a real fire risk around hot mower equipment or sparks.
Outdoor Furniture & Dining Areas
Chairs, benches, and dining tables fall under yard decor — our crew won't move these items. If you'd like the turf mowed around a fire pit or dining area, please move loose seating out of the area before your service day.
Trampolines & Anchored Structures
We don't mow or drive equipment underneath trampolines or outdoor canopies, since hidden stakes, ropes, or tie-downs aren't visible to our crew and can catch on cutting equipment.
Yard Decor
We'll trim as close as we safely can around yard decor, but B&D isn't responsible for wear or damage caused by contact with commercial cutting equipment. We recommend moving fragile items away from turf edges before your service day.
Plants & Flower Beds
We aim our mower discharge away from flower beds whenever possible, but depending on grass height, moisture, and wind, some clippings can still land in beds — we're not responsible for minor broken limbs or stray clippings that result from normal mowing. For cleanup, we lightly blow stray debris out of beds; we intentionally avoid high-powered blowing directly into beds, since that tends to scatter mulch or landscape rock rather than help.
Reporting Service Quality Concerns
Grass height can look different day to day depending on rain, sun, and temperature, so we ask that any concerns about the quality of a completed service be reported within 24 hours. Reporting promptly helps us actually verify what our crew left behind, rather than conditions that changed afterward — we're always happy to take a look and make it right when something's off.
Reporting Property Damage
If you believe a visit caused damage to your property, please contact our office within 12 hours of service completion. Prompt reporting lets us inspect the site quickly, before weather, other visitors, or unrelated wear make it hard to tell what actually happened. We take property damage seriously and will work with you in good faith to resolve valid claims reported within this window; claims reported later will be reviewed but may be harder for us to verify.
8. Payment Terms & Late Fees
Because as-needed service doesn't run on a fixed monthly billing cycle, we ask that payment stay current to keep your spot on the route:
Payment is due within 14 calendar days of service, or before your next scheduled visit — whichever comes first.
A flat $50 late fee applies to any balance still unpaid after 15 days.
An additional $10 per day accrues after that until the balance is paid in full.
We reserve the right to pause future services until outstanding balances, including late fees, are settled.
9. Accepted Payment Methods
Electronic: CashApp, Zelle, Venmo, PayPal, or Card via our secure payment link.
Physical: Cash and checks are accepted. Checks should be made payable to B&D Lawn Maintenance, LLC.
Paying with cash? Please text our manager right away to confirm payment so it's credited to your account promptly.
10. Privacy & Document Handling
Any identification, utility bills, or lease documents provided for property verification (Section 2) are used solely to confirm your right to authorize service at the property. We don't sell or share this information with third parties. Documentation is retained only as long as needed to verify your account and is securely deleted or destroyed once no longer needed. If you'd like a copy of what we have on file removed, just contact our office.
11. Cancellation & Account Changes
You may cancel or pause as-needed service at any time by contacting our office — no penalty applies for stopping service, though see Section 1 regarding price-lock forfeiture after 45 days of inactivity. If you've prepaid for a visit that hasn't yet occurred and wish to cancel, that prepayment will be refunded or credited to your account, your choice. Customers under a 12-month custom schedule contract (Section 6) should refer to the cancellation terms in that signed agreement.
12. Limitation of Liability
Outside of confirmed, timely-reported property damage claims (Section 7), B&D's liability for any claim arising from our services is limited to the cost of the service visit in question. We are not liable for indirect, incidental, or consequential damages.
13. Governing Law & Disputes
These terms are governed by the laws of the State of Florida. Any dispute arising from these terms or our services will first be addressed through direct communication with our office; if it can't be resolved that way, the parties agree that any legal action will be brought in the county where B&D Lawn Maintenance LLC operates.
14. The B&D Standard
We understand you could buy your own mower and handle this yourself. But B&D isn't just a basic mowing service — we treat every property like it's a premium one to maintain.
We keep our baseline pricing competitive and accessible, so families don't have to choose between a nice yard and a reasonable budget. When you work with us, you're not just paying for a mow — you're getting back your weekends, skipping the cost and hassle of owning and storing equipment, and never having to think about fuel, maintenance, or scheduling your own labor around the weather.
Our goal is simple: you relax, and your lawn looks great — every time, without you lifting a finger.

By hiring B&D Lawn Maintenance, LLC, clients acknowledge that they have read, understood, and agree to the following master company policies.
1. Core Business Hours & Corporate Communication
Hours of Operation: Monday – Friday, 8:00 AM – 5:00 PM (EST). Saturday and Sunday: Closed.
After-Hours Policy: We do not accept calls or text messages after business hours. Any phone calls, texts, or emails received after 5:00 PM will be answered the following business day in the order they were received.
Communication Channels:
Scheduling & General Inquiries: Text or phone call at (352) 816-0418 (Ask for Brandon). Clients may also text a photo of their project for a fast digital quote.
Contracts & E-Checks: Email only at b.dlawnmaintenancellc@gmail.com.
Safety & Security: B&D Lawn Maintenance, LLC reserves the right to block contact numbers providing false information or engaging in scam/spam communications to ensure the safety of our employees and clients.
2. Specialized Services & Base Pricing Structures
For custom landscaping, fixed contract accounts, and specialty services, pricing is determined according to our verified rate sheets:
A. Lawn Maintenance Baseline Rates (Based on Lot Size)
Standard service includes professional mowing, edging, and driveway/walkway blowing. Lot sizes are strictly verified using official realtor or Property Appraiser documents:
.25 Acre: $50.00 per visit
.50 Acre: $65.00 per visit
.75 Acre: $75.00 per visit
1.0 Acre: $85.00 per visit
1.5 Acres: $110.00 per visit
2.0 Acres: $160.00 per visit
Note: A lower-priced economy option is available upon request; however, this tier completely excludes edging and debris blowing. Final per-visit rates may vary from baseline figures depending on overgrowth, location, or terrain complexity.
B. Landscaping & Property Maintenance
Bush & Hedge Shaping: Starting at $15.00 per bush (to remove overgrowth and restore clean lines).
Plant Shaping & Trimming: $20.00 per tree/bush ($60.00 minimum).
Planting New Plants (By Pot Size):
Small (2–4" pot): $20.00 each ($100.00 minimum)
Medium (5–8" pot): $30.00 each ($150.00 minimum)
Large (9–12" pot): $45.00 each ($150.00 minimum)
Extra Large (12–18" pot): $75.00 each ($150.00 minimum)
Tree Trimming (Low-Hanging Limbs): $20.00 per tree ($60.00 minimum). Restricted to a maximum height of 12 feet from the ground; limbs must be 3 inches or less in diameter.
Tree/Brush Removal: Under 4 feet tall is $75.00 per tree (minimum); 4 to 8 feet tall is $200.00 per tree. We do not service large trees or limbs requiring climbing gear or cranes.
Gutter Cleaning: $1.00 per linear foot ($100.00 minimum).
C. Pressure Exterior Cleaning
Clients must provide an active on-site water hose hookup for all exterior cleaning services.
Building Soft Wash: $1.50 per linear foot ($200.00 minimum).
Concrete / Driveway Cleaning: $0.36 per square foot ($200.00 minimum).
Fence Washing: $10.00 per panel ($120.00 minimum).
D. Specialty Cleanups & Secondary Services
Roof Repair Clean-Up (Magnet Sweep): Starting at $75.00. Includes a professional magnetic sweep of the yard, driveway, and landscaping to clear nails, screws, and construction debris.
Storm & Hurricane Cleanup: Debris removal starts at $150.00 per truckload (minimum). Covers collection and haul-away of small branches, palm fronds, and storm debris. Excludes large downed trees requiring heavy chainsaw work or cranes.
3. General Estimates, Deposits, and Weekend Operations
Free Estimates: All property estimates are 100% free. To ensure our crews are properly equipped and clients have time to prepare their properties, we do not provide same-day service on the day an estimate is given. If a same-day estimate is unavailable, it will be scheduled within 24 to 48 hours.
Deposit Requirements: All specialized, landscape, or large-scale jobs with a total cost exceeding $500.00 require a down payment/deposit before any work begins.
Check Clearance Policy: For any services paid via check, work will not begin or resume until the check has completely processed and cleared our financial institution.
Weekend Operations: Standard services run Monday through Friday. Saturday services may be accommodated for special projects based on availability; however, because our office is closed over the weekend, all scheduling and payment arrangements for Saturday must be locked in ahead of time.
4. Fixed Contract Options (3, 6, and 12-Month Agreements)
For clients looking for locked-in frequencies and custom schedules outside of our standard pay-as-you-go program, we offer dedicated contract tiers:
3-Month Contracts: Includes locked-in seasonal pricing, regular email/text reminders, and a dedicated account manager.
6-Month Contracts: Includes all 3-month benefits, plus one (1) free service after completion of the 6 months, and priority scheduling for one (1) emergency service per term.
12-Month Contracts: Includes all 3- and 6-month benefits, plus an additional free service (2 total free services: one at month 6, one at month 12), and exclusive annual discounts on seasonal cleanups, holiday light installations, garden bed maintenance, or tree trimming.
Contract Termination: Fixed contracts require a 30-day written notice for termination. If a client fails to provide proof of written notice, B&D Lawn Maintenance will deliver a formal notice via mail or text outlining the final 30-day timeline and any outstanding past-due balances. No client signature is required for this final statement to take effect.
5. Commercial Accounts
Payment Terms: Commercial accounts enjoy extended corporate payment terms, allowing 15 to 30 days from the invoice date for processing before late fees are applied, as explicitly stated in their specific commercial contract.
Late Fees & Waivers: If payment is not made within the contractually stated timeframe, late fees will be applied automatically to the account. No late fee waivers will be accepted for commercial accounts.
6. Pre-Paid Seasonal Service (Pay-Ahead)
Pay-Ahead Structure: The "Pay-Ahead" service gives residential and commercial clients the ability to pay for an entire season of services upfront.
Client Responsibility: The client is responsible for making the full payment amount for the exact months of service required. B&D Lawn Maintenance, LLC guarantees that no additional charges or rate hikes will be billed for services already covered by a completed seasonal pay-ahead plan.
7. Hauling, Firewood, & Furniture Delivery Terms
B&D Lawn Maintenance, LLC offers independent logistical and hauling services for items purchased from thrift stores, appliance centers, or local suppliers. We hold no formal contracts with these entities; services are funded directly by the client.
A. Firewood Delivery & Labor
Flat Trip Fee: $100.00 (strictly limited to a 15-mile radius within our standard service areas).
Half-Bed Load & Unload: +$120.00 ($220.00 Total).
Full-Bed Load & Unload: +$200.00 ($300.00 Total).
Note: Rates include manual loading at the source and unloading at your residence.
B. Furniture Delivery & Logistics Rates
Local Delivery (0–15 miles): $50.00 Flat Rate.
Extended Delivery (15–30 miles): $85.00 Flat Rate.
Long Distance (30+ miles): $85.00 baseline fee + $2.00 per mile from our operational base.
C. Delivery Constraints and Safety Policies
Maximum Dimensions: Items must fit strictly within 8ft L x 4ft W x 6ft H.
Size Limit: Logistics services apply only to single pieces or a simple set. Large/heavy items may be assessed an additional labor fee if the customer does not provide handling assistance at the pickup or drop-off location.
Property Preparation & Entry: Clients are responsible for clearing paths, emptying items, and verifying that measurements fit interior access points. If an item does not fit through home or office entryways, it will be left outside, under a carport, or inside a shed to prevent structural damage. The customer assumes all property liability from that point forward.
Safety Gear Mandate: To prevent severe injury or death, our employees are strictly prohibited from removing safety shoes or protective gear while lifting heavy items into a structure. If a client refuses entry based on safety gear requirements, items will be left outside and the delivery is considered finalized.
Refunds and Returns: We are a delivery service, not a retail vendor or moving company. We do not issue product refunds. All returns must be settled with the store of purchase. If we are hired to haul an item back to a store, a return delivery fee must be paid upfront—no exceptions.
8. Regulatory Compliance (Florida Law)
Licensing & Regulation: B&D Lawn Maintenance, LLC complies with Florida Statutes Chapter 489 governing the operations of contracting and landscaping services.
Consumer Protection: We operate fairly and transparently under Florida Statutes Chapter 559 (Consumer Protection and Unfair Trade Practices).
Mechanics' Liens: In accordance with Florida Statutes Sections 713.01–713.37, notice is hereby given that mechanics' liens may apply to landscaping and property improvement services in the event of contractual non-payment.
Governing Law: These master terms are governed by and construed in accordance with the laws of the State of Florida.
9. Website Policies and Digital Terms
Intellectual Property: The B&D Lawn Maintenance, LLC official website (bdlawnmaintenancellc.com) is protected under copyright and trademark law (2026) and was built using Hostinger software. We reserve the right to update digital policies and website content at any time without prior notice.
Contact Forms: Clients utilizing our digital contact form must allow 24 to 72 business hours for a response. Sending multiple duplicate emails introduces errors into our sorting system and will delay your response time.
Technical Performance: For optimal performance and to prevent formatting errors, we recommend viewing our website using up-to-date versions of Microsoft Edge, Safari, or Firefox. We offer a fully optimized mobile version for tablets and smartphones. B&D Lawn Maintenance, LLC is not responsible for any issues or data charges incurred while updating your personal devices to view our site.
Digital Discovery: Our official digital profiles are active on Google Search, Facebook, Yelp, and Nextdoor. If you experience issues locating our official pages, please report it via our website's customer support form.
10. Quality of Life and Professional Standards
Company Uniforms: For client peace of mind and enhanced professionalism, all field employees are required to wear official company uniforms at all times while on-site.
Company Vehicles: All services will be conducted using clearly marked company business vehicles, ensuring clients and neighbors can easily identify our team members on the property.
Client Acknowledgment
By hiring B&D Lawn Maintenance, LLC for contracted landscaping, commercial routing, or secondary hauling/delivery services, you explicitly agree to follow and be bound by the master terms outlined above.
